Booking & Payment Procedures, Policies

Bookings are made on a first-come-first-served basis.

1. After checking the availability chart on the rates page, and the maximum number of occupants per condo, please Email your request as described near the bottom of this page. Or call Rob at 905 634 9859. Email is more reliable. Please tell me which condo(s) you prefer and your proposed arrival and departure dates. Ultimately, I'll need your mailing address and telephone numbers.

Before contacting me, read our four policies below. If you are planning a bachelor/bachelorette/frat/grad/noisy party, contact another property owner. If you are intending to bring more occupants than the listed maximum for the condo, consider renting multiple condos or contact another owner. Failure to abide by the policies may result in stiff penalties, eviction, and/or incarceration.

2. Once I know your desired condo and proposed arrival/departure dates, I'll add your reservation into our on-line computer system and generate a reservation number.

3. You have two choices for making a deposit. You may mail/courier a check/draft for US$300 or you may use your Visa, or your Master Card for the same amount. We will mail out the confirmation package once this deposit is received OR we can send it as a downloadable file from the web site (~3Mb). The mailing address if paying by check is:

Please note that letters to Canada require extra postage. Currently the United States postal service charges $.60+ for a first-class letter to the address above. Most of our US clients put two stamps on the envelope. International postage rates vary.

4. Once your deposit has been received or is on its way, we will snail-mail or Email your copy of our 36-page comprehensive Confirmation/Arrival/Information package. This package includes

This confirmation package will arrive immediately by Email of or in about 10 days by regular mail. Two parts of the package require your completion before arrival: a signed Occupancy Agreement and a guest vehicle registration form for the Lake Village office.

5.Once we have received the signed one-page Occupancy Agreement by mail or fax, we will send the electronic lock code(s) to get into the condo(s). The vehicle registration form may be faxed before arrival, or presented at the Lake Village security office counter upon arrival.

6.The balance of the rental fee plus the refundable security deposit are due sixty (60) days prior to your arrival at Lake Village.

 


1. Cancellation Policy

All of our condos are available for rent 365 days a year. As each condo is booked for specific dates, those dates are removed from the "available inventory" as shown on the rates and availability page in this website. Unlike some travel organizations, we do NOT continue to advertise space that is already committed to other clients. Given that we remove booked space from our availability listings so that other renters know that it's taken, the following cancellation policies apply:

1. Cancellations made sixty days or more prior to arrival receive a full refund subject to #3 following.

2. Cancellations made less than sixty days prior to arrival receive no refund and the funds received are forfeited. In the event that we are able to re-book the space, or parts thereof, there will be a refund amounting to the rental revenue received from that replacement booking subject to #3 following.

3. There will be a charge of 5.5% for refunds made on a credit card and 4% for refunds made by check. Credit card refunds can be made only to the card(s) originally used to make the payment(s). There will be a minimum charge of $40 for any cancellation refund.

2. Security Deposit

In an ideal world, no security deposit would be required. However, legislation from the county mandates compliance with local by-laws with respect to noise, parking, and the number of occupants in each condo. We charge a refundable security deposit of $300 per condo reservation on the guest's Visa or MasterCard. Should guests violate these ordinances, some or all of this security deposit will be forfeited. We mandate compliance with our damage and non-smoking policies below. Again, non-compliance will be assessed against the security deposit.

Provided that there are no damage or compliance assessments for violations of occupancy limits, smoking, and noise, the deposit will be refunded on the guest's credit card within 14 business days following departure.

3. Damage Policy

Clients are responsible for any damage to the condo and its contents beyond normal wear and tear. This includes:

Linens and towels are provided - we expect that all of these will be present and in good condition upon departure. Unlimited free trash disposal is provided - if our management service has to dispose of the trash, a fee will be levied. Should there be extensive damage requiring that the condo be shut down for repair, the client is responsible for both the lost rental revenue and the relocation costs of the next intended occupants.

In 17 years of renting these condos, and with more than 250 guest groups each year, we have charged damage/disposal fees to less than 1% of our clients. Almost all were minor items. We have had only one instance where a condo was shut down requiring the re-location of subsequent guests.

4. Non-Smoking Policy

Our condos are smoke-free.  This applies to cigarettes, cigars, cannabis (possession and use are illegal in Nevada), incense, and any other burnable item capable of generating smoke, whether inhaled or not. We require that any guests who must smoke, do so outside. Butts are to be placed in the special ash collectors provided on the exterior deck. Should there be evidence of smoking inside the condo(s) the security deposit will be forfeited.
